Eagle Ridge Resort Condominium Association Policies, Procedures, and Guidelines for Visitors Welcome To the Eagle Ridge Resort Condominium Association Property. Your Attention To Our Simple Policies Will Be Appreciated And Should Enhance Your Stay. Emergency Contacts Fire or Police Emergency: Dial 911 or 1-800-552-8960 Property Manager For facilities problems such as: water, electrical, downed trees etc. our property manager Erik Chandler, or his oncall staff member, can be reached at (603) 356-6060. Woodstoves 1. Please do not use the wood stove unless you are familiar with its proper operation. 2. Wood stove ashes are dangerous they must be disposed of in a proper fashion. Under no circumstances should ashes be emptied into the dumpsters or put in flammable containers. Owners have provided a metal trash can for temporary disposal. Please use these for temporary storage or for carrying to the ash cans located at each dumpster site. Trash/Ash/Rubbish Removal 1. Eagle Ridge borders a state forest and shares this area with dangerous wild animals.  In order to protect the animals, condo owners, renters, and guests it is very important that trash be disposed of properly. 2. For your safety, the Association uses a ‘Bear Proof” Compactor located between Units A & B on the second level near the overflow parking area. 3. Eagle Ridge Recycles – the container is located near the fire pond 4. All trash should be secured in appropriate bags, deposit into the hopper of the compactor and then follow direction to compact. 5. Trash should not be left outside of your unit for any period of time. Animals 1. Renters/Tenants/Visitors: a. Renters/tenants/visitors are not allowed to have pets regardless of their length of stay. 2. Unit Owners: a. All pets (dogs, cats, etc.) must be walked on a leash no matter what the weather. b. Pet owners are responsible for picking up after their pet and are responsible for any lawn, tree, or other damage. c. Pets may not be tied outside of the unit or permitted to engage in excessive barking or noise making activity. Parking 1. There are no assigned or designated parking spots for the units. 2. Each unit is entitled to two parking spaces near their respective unit. 3. If more than two vehicles are at a unit, the additional vehicles should be parked in the designated overflow parking between Buildings A and B. 4. Vehicles should not be parked on lawn or grass area or in the travel lanes in front of the building. This lane is designated as a fire lane and parking is not allowed. 5. Vehicles should be parked in groups before/during snow storms and moved as soon as clear space is available so the lot can be properly cleared. Pool and Tennis Courts 1. Hours are 08:00 AM to 10:00 PM. 2. The pool and tennis courts have locks install on the gates to ensure only authorized unit owners and their guests have access to the facilities. Please do not divulge the Code to unauthorized people. 3. Gates to the pool and tennis courts should be closed at all times. 4. No glass containers are allowed in the pool area. 5. No running, roughhousing, skateboarding allowed in the pool area. 6. Pets are not allowed either in the pool or tennis court areas or to be tied outside. 7. A port-a-john is installed near the pool area for your convenience. Barbecue Grills 1. Electric barbeque grills may be used on the back decks and not on the front by the parking area. They should not be used in close proximity to any wood walls. 2. Due to safety and insurance issues, propane & charcoal fired grills are not to be used on any decks. They may be used if they are moved at least 10 feet away from the building. Noise Levels 1. Radios, televisions, stereos, parties, and other sounds should be kept at reasonably low levels, before 10:00 AM and after 10:00 . Common Areas 1. No laundry (Towels, clothes, etc) may be placed on front railings (parking lot side). 2. Entrances and stair ways shall remain clear at all times. No bicycles, toys, etc. may be left in a position so as to block or limit access to any of the units. Fireworks 1. Fireworks are not allowed on the Eagle Ridge Resort property. Guns (Rifles, Pistols, Shotguns, BB Guns, Pellet guns, etc) 1. No guns of any kind shall be discharged on Eagle Ridge Property. Recreational vehicles 1. Operation of powered recreational vehicles (Snowmobiles, ATVs, dirt bikes, etc) is not permitted on Eagle Ridge property. Trailers for same should be parked in a regular space or in the overflow parking area.
